Our Inspection Packages
We offer three exclusive Home Inspection Packages that allow you to select the range of services you prefer, so you can have peace of mind about buying the home you love. Your report is printed and delivered at the time of the inspection, so there’s no waiting for results. You’ll also have online access to your report anytime.
We encourage our clients to be present during the inspection whenever possible so we can explain our findings and show you the location and operation of the home’s various systems and controls.
General Home Inspection
This is the nationally known Pillar To Post® home inspection designed to provide buyers, sellers, and real estate professionals with a comprehensive evaluation of a home’s condition. We inspect hundreds of items throughout the home including: the property and site, drainage, foundation, exterior siding, decks, roof, attic, crawlspace or basement, plumbing, electrical, heating and cooling systems, built-in appliances, windows and doors, and all interior rooms.
Our inspection report includes color digital photos with captions to make our findings easy to understand. Whenever possible, we review our findings with our clients right on-site and we’re always happy to answer your questions. Your printed report comes in a handsome 3-ring presentation binder and we also send you an emailed version of the inspection report within 24-hrs.
All Pillar To Post inspections comply with the Oregon Home Inspector Certification Law (ORS 701) and exceed the Oregon Standards of Practice for Home Inspections (OAR 812).
Oregon Standards of Practice for Home Inspections exclude several inspection services from a General Home Inspection. Pillar To Post of Central Oregon offers the following optional inspection services:
Wood Destroying Organism (WDO) Inspection
Provides a detailed inspection for termites, carpenter ants, wood boring beetles and other wood destroying organisms in accordance with Oregon Pest Control Industry Standards. Required for many FHA, VA, and Oregon Bond Loans, as well as some conventional loans. Our inspectors each hold a Structural Pest License with the Oregon Dept. of Agriculture.
Detached Building Inspection (Shops, garages, barns, guest quarters, etc.)
Provides the same scope of inspection for detached buildings as detailed above under General Home inspection.
In-Ground Sprinkler System Inspection
Provides a detailed inspection of in-ground irrigation systems.
Outdoor Spa / Hot Tub Inspection
Provides a detailed inspection of outdoor spas and hot tubs.
Provides sampling for radon and a certified laboratory report. Radon is a colorless, odorless and tasteless radioactive gas that originates in the soil in many areas. According to the EPA, radon is the second leading cause of lung cancer in America and claims about 20,000 lives annually. The U.S. Surgeon General, EPA, and Oregon Health Division recommend that all homes be tested for radon.
Carbon Monoxide Testing
Provides a detailed scan for carbon monoxide (CO) using sophisticated electronic detection equipment. CO is a highly poisonous gas that can be produced when any liquid, solid, or gaseous fuel is incompletely burned, as when furnaces and fireplaces malfunction. CO is colorless, odorless and tasteless and cannot be detected by human senses.
Well Water Testing
Provides sampling and a certified laboratory report to meet Oregon State real estate requirements for Nitrate and Coliform bacteria testing.
Foundation Inspection and Engineering Certification for Manufactured Homes
Required for all FHA loans on manufactured homes.
Residential Security Analysis
Provides a comprehensive report on the security vulnerabilities of the home and recommendations for correction, based on over 25 years experience in residential security analysis and system design.
